Operations and Maintenance Tune-Ups

Many buildings are looking for simple ways to reduce energy without starting major equipment upgrades. Focus on Energy offers several tune‑up and assessment options to help facilities run more efficiently and prevent small issues from becoming costly repairs.

• Retrocommissioning is one option that rewards buildings for reducing energy use by at least 3%. Schools and government facilities can earn $0.06-$0.18 per square foot, plus a $0.02 bonus for completing the work within 15 months. For buildings with smaller adjustments, Building Performance Optimization offers rebates for common tasks like boiler and chiller tune‑ups, schedule and ventilation adjustments, and system repairs. These quick improvements can lead to better comfort and lower energy bills.
   

Schools & Government
 

• Facilities with large pumps can benefit from a Pump Assessment. Pumps with 40 horsepower or more that run at least 500 hours per year qualify for a $500 rebate per pump. Customers can also earn a 50% bonus, up to $2,000, for installing a variable speed drive on their pump system within six months of the assessment.
• Communities with wastewater plants can utilize a Wastewater Plant Assessment. Focus on Energy covers 90% of the cost, up to $5,000, to help facilities find low‑cost and no‑cost ways to save energy. These assessments can uncover changes to help improve system performance and reduce long‑term operating costs.

Agriculture
 

Farms rely on equipment to run year-round. Tune‑ups can help keep equipment efficient and ready when farmers need it most. Focus on Energy offers several options designed for agricultural operations.

• Dairy Refrigeration Tune‑Ups help milk‑cooling systems operate more efficiently. Dairy Service Providers will clean coils, check refrigerant levels, and replace worn parts to prevent future breakdowns. Farms can receive $40 off per compressor per site each year.
• For farms using compressed air, even a small leak can waste more than $1,500 a year. A Compressed Air Leak Survey helps find and fix these leaks while also checking filters, adjusting pressure, and cleaning system parts. Eligible dairy farms can receive $200 off per air compressor system, once per year.
• Crop farmers can schedule a Grain Dryer Tune‑Up to improve drying speed and reduce fuel use. Trade Allies will clean fans, check burners, and calibrate sensors to help the dryer run safely and efficiently. Farms are eligible to receive $100 off per corn dryer, once per year.
• Farmers completing a tune-up in 2026 can receive a 10% bonus, up to $1,000, when they complete an energy‑saving project.

Energy Design Assistance (EDA) includes a free customized, whole-building analysis of energy-saving options for buildings over 5,000 square feet. For retail, warehouses, and multifamily properties, you can use our online energy efficiency tool for self-guided Express EDA.

New this year, multifamily developers can receive a unique incentive for Income-Qualified Housing. Owners are eligible for $620 per qualifying unit, capped at $300,000 per project.
